What a Grounds Maintenance Contract Covers

A maintenance agreement should be specific enough that nobody argues about scope in month four. This is what ours sets out before anyone signs.

  • An agreed schedule

    Visit frequency set per area — weekly through growth season, fortnightly or monthly through winter — written down, not left to judgement.

  • A defined scope per area

    Which lawns, which beds, which boundaries, and what happens on each visit. Anything outside it is quoted separately, never invoiced as a surprise.

  • A consistent crew

    The same people on your site each round. They learn the property, and you stop re-explaining where the tap and the gate key are.

  • Insurance and site documentation

    Certificate of currency, JSA per site and hazard notification — the paperwork a property manager or board has to hold on file.

  • Tree work under the same contract

    Arborist services on the same agreement. Most grounds contractors sub this out; we do it ourselves, which is usually faster and cheaper.

  • Predictable invoicing

    One monthly invoice covering everything, at an agreed rate. Easier to budget and far easier to reconcile.

How It Is Priced

What Sets the Rate for a Grounds Contract

Commercial grounds are priced on area, frequency and complexity. These are the variables we assess on the walkaround.

Total area and how it splits

Open mowable lawn is quick. The same square metreage broken up by beds, paths, bollards and car parks takes considerably longer.

Frequency through the year

Auckland grass barely stops. Most sites run weekly or fortnightly October to April and drop back over winter — the schedule flexes, the rate does not.

Site constraints and access

Term-time restrictions, resident parking, security escorts, after-hours-only access and traffic management all add time before any work starts.

Garden beds and planting

Weeding, mulching, pruning and seasonal planting are labour, not mowing. Sites with extensive beds carry a different rate from sites that are mostly turf.

Playing surfaces

Sports turf is agronomy, not mowing — aeration, top dressing, over-sowing and marking are planned against the season and priced separately.

Green waste volume

Some sites absorb their own clippings and prunings. Others need every load carted off, and disposal is a real line item.
